Typical Fees: We've listed the fees that a typical buyer is likely to pay to the "other professionals" (appraisers, escrow officers, loan processors, etc.) that are involved in loan procurement and processing. These typical fees cost about $2,100. If you are refinancing an old loan, there are other costs (about $1,400 -- not included in typical fees) that you will incur because these additional costs (title insurance and escrow fees) are usually paid for by a seller. When you receive a Good Faith Estimate (GFE) from GRS Capital we will, upon request, guarantee our fees to be accurate within $100.
Do not be fooled by those advertisers who tell you that there are no costs whatsoever. All of the "typical fees" must be paid by someone. If your loan broker agress to pay these fees for you, then you will most likely pay for these costs through (i) additional "points" or (ii) higher interest rates. The choice of how you pay these fees is up to you. However, at GRS Capital, we believe you should know, up front, what you are paying for.
